Renting in the Lake Region
Utilities, deposits, school zones, and what to check before signing a rural lease.
Rentals in the Lake Region range from in-town houses in Starke to lake cottages outside Melrose. The checklist differs from a city apartment.
Before you sign
- Confirm who maintains the well and septic — in most rural leases, minor maintenance falls to the landlord but water testing is on you.
- Ask about internet options at the exact address. Service varies road by road; fiber, fixed wireless, and satellite all coexist here.
- Clarify lawn and land care for larger parcels. Two mowed acres is a real weekly obligation.
Utilities
Electric service is split among Clay Electric Cooperative, Duke Energy, and Florida Power & Light depending on the address. The city pages list who serves each town.
Schools
School districts follow county lines. A Melrose address may be zoned for Putnam, Clay, Bradford, or Alachua schools depending on which side of the lake you're on — verify with the district before you commit.
