Consumer real-estate sites are unreliable for rural North Florida parcels. These are the authoritative sources.
County Property Appraiser GIS
Each county publishes parcel boundaries, acreage, ownership, and assessed values. This is the record of truth for what you're actually buying — not the listing copy.
FEMA flood maps
Search the address at msc.fema.gov. Lakefront and low prairie parcels frequently carry AE or A zones; insurance pricing follows the zone, not the seller's memory.
Survey and plat records
The Clerk of Court holds recorded plats and easements. Landlocked parcels and prescriptive easements are common around the lakes — a title search plus a current survey is cheap insurance.
